Title 24 Energy Efficiency Compliance Mandatory Since October 1, 2005 Title 24 became law in California requiring among other things that all roofing over air-conditioned buildings must comply with the new energy efficiency standards, by either installing sufficient insulation when a new roof is installed or by installing an energy efficient roof system with an initial thermal emittance of 0.75 and an initial solar reflectance of 0.70 or both. Building owners will have to comply with the new Title 24 requirements, the question is how much will it cost? |
The answer lies in what type and condition of roof you have to work with. A roof that is smooth or semi-smooth and in fair to good condition will cost the least to bring into compliance because an energy efficient maintenance coating can be installed where most of the money spent goes toward materials and much less goes to labor. If your roof goes past the maintenance stage then your only option is to remove the existing roofing and install a completely new system. This can cost 2 to 4 times what simple maintenance could have provided and is very disruptive to business operations because of noise, removal of debris, dust and odors etc… Roof Maintenance Coatings are the most efficient use of money and resources. How we use resources will impact the environment. If you wait until your roof needs to be removed and replaced you will not only spend more on re-roofing costs, you will unnecessarily be sending tons of debris to the landfills.
